Maximizing Your Notary Business Growth with X (formerly Twitter)

X (formerly Twitter) is not the first platform most notaries think of for marketing. Facebook, Google, and LinkedIn all make more sense for local service businesses. But X has one advantage: real estate and mortgage professionals are active there. If you are a signing agent looking to connect with title companies and loan officers, X can supplement your LinkedIn outreach.

X as a Notary Marketing Tool

For signing agents: maybe. For general notaries doing consumer work: probably not. The people who need a single document notarized are not searching X for a notary. They are searching Google or calling UPS.

Where X can help is building visibility with industry professionals. Loan officers, escrow officers, and real estate attorneys use X to share market updates and network. If you post useful content about the signing process and engage with these professionals, you can get on their radar. But expect this to be a slow burn, not a direct lead generator.

Setting Up Your Profile

Use your real name or business name. Include “Notary Signing Agent” and your city in your display name or bio. Example: “Jane Doe | Notary Signing Agent | Dallas, TX | Loan Closings & General Notarization.”

Use a headshot for your profile picture. Link to your website or Google Business Profile. Your bio should list your services, coverage area, and contact info. Keep it short. X bios have a 160-character limit.

Who to Follow

  • Local real estate agents and mortgage brokers
  • Title company accounts and escrow officers
  • Signing service companies (SnapDocs, SigningOrder, etc.)
  • National Notary Association (@NationalNotary)
  • Notary training providers and industry educators
  • Local business networking groups

Follow first, then engage. Reply to posts from title companies and loan officers with thoughtful comments. Do not pitch your services in replies. Just be present and knowledgeable. When they need a signing agent in your area, they will remember you.

What to Post

Post 2-3 times per week. More is not better if the content is weak. Here are easy post ideas:

  • A quick tip about loan documents (“Pro tip: always verify the spelling of the borrower’s name against their ID before starting the signing”)
  • Your weekly availability (“Accepting signings in Tarrant and Dallas counties this week”)
  • Market observations (“Seeing a lot of refi activity this week in DFW”)
  • Share a link to a blog post you wrote or a notary-related news article with your comment
  • A photo of your mobile notary setup

Use hashtags sparingly. One or two per post is enough. Try #NotarySigningAgent, #LoanSigning, #SigningAgent, or your city name. Do not spam hashtags.

Paid Advertising on X

Not recommended for most notaries. X ads work best for broad consumer marketing, not local service businesses. Your money is better spent on Google Business Profile optimization, Facebook local ads, or direct outreach to title companies.

X Premium ($8/month) gives you a blue checkmark, longer posts, and better visibility in replies. Whether that is worth it depends on how active you are on the platform. If you post daily and reply to industry accounts frequently, the visibility boost from Premium may help. If you post once a week, skip it.

If you only have time for one platform, choose LinkedIn. It is where title companies and escrow officers actively search for signing agents. Use X as a supplement if you have the bandwidth.

Frequently Asked Questions

Can I get notary clients from X?

Consumer clients (people needing a single document notarized) are unlikely to find you on X. Signing agent work from title companies and loan officers is more realistic but still a slow channel compared to LinkedIn and direct outreach.

How often should I post?

2-3 times per week. Consistency beats volume. Posting one useful tip and one availability update per week is better than posting 10 times one week and nothing the next.

Should I pay for X Premium?

Only if you are posting daily and actively engaging with industry accounts. The visibility boost helps if you are consistent. If you are a casual user, the free version is fine.
