Instagram is not the first place most people look for a notary. But it is where real estate agents, mortgage brokers, title companies, and potential clients spend their time, and that makes it a useful tool for building your notary business, especially if you offer mobile or signing agent services.
Set Up Your Profile
- Switch to a business account. This gives you access to analytics, contact buttons, and the ability to run ads. Go to Settings → Account → Switch to Professional Account.
- Name field: Use a searchable name like “Your Name | Mobile Notary | Your City.” The name field is searchable, the username is not as important for discovery.
- Bio: One or two lines about what you do and where. Example: “Notary Signing Agent serving [City, State]. Available evenings & weekends. DM or call for appointments.”
- Contact info: Add your phone number and email. Enable the “Call” and “Email” buttons on your profile.
- Link: Link to your website, Google Business Profile, or a booking page.
What to Post
You do not need to become a full-time content creator. Two or three posts per week is enough if the content is useful. Here is what works for notaries:
- Educational posts: Explain what a notary does, when you need one, the difference between an acknowledgement and a jurat, what to bring to a signing. These posts establish authority and get shared.
- Behind-the-scenes: Photos of your notary supplies, your workspace, a stack of loan documents (with client info blurred). People like seeing the actual work.
- Client testimonials: Screenshots of positive reviews or messages (with permission). Social proof is one of the strongest selling points.
- Local content: Posts tagged with your city and surrounding areas. “Serving [City] and [County]: available for last-minute signings.” This is how local clients find you.
- Reels (short videos): 15–30 second videos explaining one concept. “Did you know your notary can also certify copies?” or “Three things to bring to your notary appointment.” Reels get pushed to non-followers, which is how you grow.
Hashtags and Local Targeting
Hashtags help new people find your posts. Use a mix of broad and local:
- Broad notary hashtags: #notarypublic #notarysigningagent #loansigningagent #mobilenotary #notarylife
- Local hashtags: #[YourCity]notary #[YourCity]realestate #[YourCounty]notary #[YourState]notary
- Industry hashtags: #realestate #mortgage #titlecompany #closingday #refinance
Add a location tag to every post (your city, not your home address). This makes your posts show up when someone searches Instagram for that location.
How to Get Clients from Instagram

- Follow real estate agents and mortgage brokers in your area. Like and comment on their posts (genuine comments, not generic ones). When they need a notary, they will remember you.
- DM title companies and signing services. A short, professional message introducing yourself and your services. Include your phone number and service area.
- Post consistently. The algorithm rewards accounts that post regularly. Three times per week is a good target.
- Respond to DMs and comments quickly. If someone asks “How much do you charge?” or “Are you available Saturday?”, respond within the hour. Fast responses win clients.
- Run a small local ad. You can target people within 10–25 miles of your location. Even $5/day for a week can get your name in front of hundreds of local potential clients.
Track What Works
Switch to a business account (free) and check your analytics weekly:
- Reach: How many unique accounts saw your posts. This tells you if your hashtags and posting time are working.
- Profile visits: How many people clicked through to your profile after seeing a post. High reach but low profile visits means your content is not compelling enough to click.
- Website/link clicks: How many people clicked the link in your bio. This is the metric that matters most. It means someone is interested enough to take action.
- DMs received, the ultimate metric. If people are DMing you for appointments, Instagram is working.
Double down on the post types that generate the most profile visits and DMs. Stop posting the types that get ignored.

Frequently Asked Questions
Is Instagram worth it for notaries?
It depends on your market. If you serve a metro area and want to build relationships with real estate agents, mortgage brokers, and title companies, Instagram is worth the effort. If you are in a small town and get all your clients by word of mouth, your time may be better spent elsewhere.
What should a notary post on Instagram?
Educational content (what a notary does, what to bring to a signing), behind-the-scenes photos of your work, client testimonials, and short video Reels explaining notary concepts. Tag every post with your city for local discovery.
How often should a notary post on Instagram?
Two to three times per week is enough to stay visible without burning out. Consistency matters more than volume. One good post per week is better than five mediocre ones.
Can I get signing agent work through Instagram?
Indirectly, yes. Follow and engage with local real estate agents and mortgage brokers. When they need a signing agent, your name will be familiar. Direct outreach via DM also works for introducing yourself to title companies and signing services.
Do I need Instagram ads to get clients?
No. Organic posts, local hashtags, and direct outreach work without spending money on ads. But a small local ad campaign ($5/day for a week) can accelerate your visibility in a competitive market.
